Seasonal
elements play havoc with building exteriors. During winter
you will hear newscasts about the potential dangers of snow and ice
build-up on flat and low-sloped roofs, especially vulnerable are steel
pre-engineered buildings, where snow loads could exceed structural design.
The threat of collapse can literally loom over head during that time of
year. The meltdown of Spring with it's oftimes heavy wind and driving
rain brings it's own particular difficulties. Ponding, serious
leakage and subsequent internal damage often occurs. Your flat roof
should be inspected at regular intervals.
Sometimes
you can detect potential problem areas. Here are some things
to look for:

Abnormal
bulging or deflection of roof structural support members.

Change
in shape of interior ceiling materials.

Check
all plant, secondary roofs, and porticos -- these locations are not usually
designed to handle extreme loads of drifting snow from higher buildings.

Formulation
of ice under the snow is where hidden weight accumulates.

Leaks,
of course, are obvious indications of trouble spots.

Many
industrial or commercial office locations are situated in lower buildings
from main plants or facilities. These places are particularly vulnerable
to high drifting, packing snow, meltdown from other sources, and
possible roof collapse. In addition to leaking, the potential of
structural failure is likely in these places. If you notice
any leakage inside office areas, protect your technical equipment, machinery,
and information first. Contact a professional for an assessment of
your situation promptly.

Buildings
with low insulation value may experience higher incidents of ice build-up
and icicling due to building heat loss.

Many
employers are having their own staff remove ice and snow from roof tops.
Staff may accidentally fall, damage the roof, or perforate the roof membrane.
This can be very costly, and can expose employees to undue hazard and risk.
Under these adverse conditions, the waterproof integrity of a roof is paramount.
